Sound familiar

Three calls we get from businesses.

01

The storefront is green and customers see it first.

Streaked siding, gum on the walk, and it reads as neglected before anyone gets to the door. You notice it every morning.

02

The dumpster pad is the complaint.

It smells, it stains, it draws pests, and it's the item people ask about before anything else on the property.

03

You manage several properties on one list.

Different sites, different vendors, different invoices, and none of them on a schedule you can actually see in one place.

What you're actually getting.

A flat number

Not an estimate that creeps. You get the price up front and it's the price when we're done.

Streak-free or we're back

If it streaks we re-clean it free within 7 days. You don't chase us and you don't pay twice.

Soft wash, not blasting

Low pressure and the right cleaner. Plant-safe, and no high pressure on shingles. That's the thing that wrecks a roof.

Owner-operated

The same crew every time, insured, working out of Wyoming, MI. No subcontractors showing up under our name.

Start to finish

What happens when you call.

  1. You call us Give us the address and tell us the site. Not every property needs everything, so we tell you what actually moves curb appeal.
  2. We scope the visit Building, entrances, walkways, pads, lots, drive-thru lanes, awnings. You approve the scope once and it stands for every visit after.
  3. We set the cadence Monthly for high-traffic retail and restaurants, quarterly for offices and medical, seasonally for the rest. Early mornings or after close, around your hours.

What it costs

We can't print a price. Here's what sets yours.

A number printed on a website and the number our crew gives you standing in your driveway have to be the same number, and on this work they often can't be. So here's what actually moves it.

COMING OUT
Nothing. There's no estimate visit to schedule and nothing owed to ask.
THE SIZE
Square footage and the run of siding. It's the biggest single factor on a house wash.
ONE STORY OR TWO
Height changes the equipment, the time and the safety setup. A two-story isn't a ranch scaled up.
HOW DIRTY IT IS
A light green film rinses. Years of black streaking, heavy moss, rust or oil takes more product and more time.
HOW MUCH AT ONCE
One trip over four surfaces costs less than four visits. The drive out and the setup only happen once.

Before you call

The four things people ask on the phone.

Do you do recurring contracts?

Yes, they're the core of the commercial work. We set a cadence to match the property, monthly for high-traffic retail and restaurants, quarterly for offices, seasonally otherwise. You approve the scope once. One crew, one invoice per visit.

Can you work around our hours?

Yes. Scheduled commercial work happens early mornings, off-peak windows or after close, so we're never cleaning a walkway while your customers are walking in. We set the timing with you when we build the contract.

Do you clean dumpster pads and parking lots?

Yes. Pads, corrals, walkways, drive lanes and parking-lot concrete are some of the most-requested commercial items. Pads get degreased and pressure-washed to cut the odor and the stains, and lots get an even surface-cleaner finish where access allows.

Will pressure damage our storefront?

It would, on EIFS, stucco, painted block and metal panels. High pressure forces water behind the cladding, blows out sealant and strips finish and signage. Those get soft-washed. Pressure stays on the concrete, where it belongs.

The detail, if you want it

Exterior building washing, handled on a schedule

Commercial exteriors get dirty faster than homes and the stakes are higher — a storefront with green-streaked siding, gum-spotted walkways, or a filthy dumpster pad reads as "neglected" before a customer ever reaches the door. Exterior building washing is the whole envelope of a commercial property — the building faces, the entrances, the walkways, the pad — and, more importantly, keeping it clean on a recurring schedule so it never slips back to that point. One crew, one point of contact, flat-rate scope per visit.

We work with retail storefronts and strip centers, restaurants and cafes, offices and medical buildings, property managers and HOAs, churches, and light-industrial sites across the Grand Rapids metro. Whether it's a one-time pre-event or pre-sale clean-up or a standing monthly or quarterly contract, the work is matched to the surface — soft wash where pressure would cause damage, controlled pressure where it's the right tool.

What we clean on a commercial property

A commercial scope typically pulls from:

  • Building & storefront soft washing — siding, EIFS/stucco, brick, and metal facades cleaned with low pressure and a plant-safe solution, so algae, mildew, and grime come off without driving water behind the wall or damaging signage and finishes.
  • Entrances, walkways & sidewalks — high-traffic concrete pressure-cleaned with a rotary surface cleaner for an even, stripe-free finish; gum, spills, and foot-traffic grime removed.
  • Dumpster pads & corrals — degreased and pressure-washed to cut odor, stains, and the grime that draws pests; one of the highest-impact, most-requested recurring items.
  • Parking lots, drive lanes & concrete — oil-spot treatment, line-of-sight cleaning, and full lot or pad washing where access allows.
  • Drive-thru lanes & loading areas — the grease and tire grime that builds up where vehicles idle and queue.
  • Awnings, canopies & pavilions — soft-washed to protect the fabric or metal while removing the streaking that ages a storefront.
  • Fleet & equipment rinsing — exterior wash-downs for vehicles and lot equipment on properties that need it.

Not every site needs everything — we walk the property (or review photos and a map), tell you what actually moves the needle on curb appeal, and quote a scope that fits.

Recurring maintenance contracts

The real value for a business or property manager is in not having to think about it. We set a cadence that matches the site — monthly for high-traffic restaurants and retail, quarterly for offices and medical, seasonally for everything else — and the property stays consistently clean instead of cycling between "just cleaned" and "embarrassing."

Scheduled commercial work also lets us clean around your hours: early mornings, off-peak windows, or after close, so we're never washing a walkway while your customers are walking in. One invoice, one crew that knows your site, and a standing scope you approve once. Request a commercial quote and we'll propose a cadence and a per-visit number.

Why soft wash matters even more commercially

Commercial facades are exactly where the wrong method does expensive damage — high pressure on EIFS/stucco, painted block, and metal panels can force water behind the cladding, blow out sealant, and strip finish and signage. We soft-wash those surfaces and reserve pressure for the hard horizontal stuff — concrete, walkways, pads, and lots — where it belongs. Same principle as our residential work, applied at building scale. For the underlying logic, see soft washing vs. pressure washing.

Everything is done with plant-safe surfactants and proper landscaping protection, by our own insured crew — no subcontractors showing up to your business under our name.

Serving commercial properties across the metro

We clean commercial sites throughout the Grand Rapids metro — from Grand Rapids storefronts and Wyoming light-industrial pads to retail and office along the Kentwood 28th Street corridor and the Grandville RiverTown area. If you manage multiple properties across the metro, we can put them all on one schedule. Send the address or a few photos and we'll build the scope.

Commercial properties we serve

We build scopes for the full range of commercial sites across the metro — pick yours for the surfaces, cadence, and detail that fit:

Then you stop thinking about it.
