Sound familiar

Three ways people land here.

01

You're selling and the whole outside needs it.

The photos go up soon and it isn't just the siding. It's the drive, the walk and the deck in every shot.

02

You've been putting off four separate jobs.

Each one is a phone call, a day off and another crew in the yard, so none of them ever actually get done.

03

You had one thing cleaned and now everything else looks dirty.

The siding came up bright and now the drive underneath it looks worse than it did before anybody touched it.

What you're actually getting.

A flat number

Not an estimate that creeps. You get the price up front and it's the price when we're done.

Streak-free or we're back

If it streaks we re-clean it free within 7 days. You don't chase us and you don't pay twice.

Soft wash, not blasting

Low pressure and the right cleaner. Plant-safe, and no high pressure on shingles. That's the thing that wrecks a roof.

Owner-operated

The same crew every time, insured, working out of Wyoming, MI. No subcontractors showing up under our name.

Start to finish

What happens when you call.

  1. You call us Walk us round the house on the phone. Which surfaces, how many stories, what's on them. One flat number for the whole thing.
  2. One trip, top-down Roof first, then siding, then the concrete and the deck, because everything above sends water and growth down onto everything below it.
  3. Or phase it If you'd rather split it up, start with whatever's most visible from the street, usually the roof and the front siding. Same flat rate either way.

Top-down, in order, so nothing clean gets dirty again.

Proof

Top-down, in order.

Roof, then walls, then the ground. Nothing clean gets dirty again, the landscaping gets pre-wet once, and it's one invoice at the end instead of four.

What it costs

We can't print a price. Here's what sets yours.

A number printed on a website and the number our crew gives you standing in your driveway have to be the same number, and on this work they often can't be. So here's what actually moves it.

COMING OUT
Nothing. There's no estimate visit to schedule and nothing owed to ask.
THE SIZE
Square footage and the run of siding. It's the biggest single factor on a house wash.
ONE STORY OR TWO
Height changes the equipment, the time and the safety setup. A two-story isn't a ranch scaled up.
HOW DIRTY IT IS
A light green film rinses. Years of black streaking, heavy moss, rust or oil takes more product and more time.
HOW MUCH AT ONCE
One trip over four surfaces costs less than four visits. The drive out and the setup only happen once.

Before you call

The four things people ask on the phone.

Is it cheaper to do it all at once?

Yes, and for a boring reason. One trip. The drive out, hooking up, protecting the landscaping and packing down only happen once instead of four times, and that goes into the one number.

Can I do part of it now and the rest later?

Yes. We'll tell you the highest-impact order for your house, usually the roof and the street-facing siding first, then the driveway and the deck on later visits. Each visit is its own flat number.

What's included in a full property?

Siding soft wash, roof soft wash, the driveway, walkways and concrete on the surface cleaner, and a deck wash and brighten. Gutter cleaning comes in as an add-on.

How long does the whole thing take?

The exterior is done in a single visit. A house wash on its own is usually a morning. We'll tell you on the call what your house looks like for time, so nobody's guessing.

The detail, if you want it

Why bundle it into one visit

One crew, one day, one invoice. Bundling the whole exterior into a single visit isn't just convenient — it produces a better result. We pre-wet your landscaping once instead of across multiple trips, sequence the surfaces in the right order (top-down, so nothing clean gets dirty again), and the labor efficiency of doing it all at once is reflected in the bundle. The transformation of a complete exterior cleaning in a single day is the kind of before-and-after that stops people on the sidewalk.

What's included

A full-property visit typically covers:

Call and walk us round the house and we'll put together a single flat-rate number for the whole thing, and tell you which pieces matter most if you'd rather phase it.

Rather phase it? Start at the top.

Not every budget does the whole exterior at once, and that's fine. If you're phasing the work, we'll tell you the highest-impact order for your specific home. As a rule, start with whatever's most visible from the street — usually the roof and the front siding — then work through the driveway, deck, and the rest on later visits. You get the same plant-safe, low-pressure work and flat-rate quoting either way.

It stops people on the sidewalk.
